What Miramar Beach does to a window
Miramar Beach runs from the Okaloosa County line east along Scenic Gulf Drive and Highway 98 to the edge of Sandestin, and it has salt water on two sides. The Gulf breeze lays a salt film on the south-facing glass of Frangista Beach, Seascape and the Scenic Gulf Drive beach houses, and the bay side of Sandestin, around Burnt Pine, Raven and the marina, gets a lighter version from Choctawhatchee Bay. On a clear day the haze is easy to miss. At sunset, when the light comes in low off the water, every window shows it.
Sandestin itself is mostly golf-course and lake frontage, and that brings a different problem. Irrigation on the courses and in the residential villages runs on well or reclaimed water, and the overspray leaves a line of hard mineral spots along the lower panes of homes backing onto the fairways. Under the live oaks and pines in Burnt Pine and Emerald Bay the glass stays shaded and damp, which means mildew in the shoulder seasons and a heavy pollen drop in March. The sugar-sand dust that blows up from the beach settles into tracks and screens everywhere.

How often should windows be cleaned in Miramar Beach?
Quarterly works for most homes in Sandestin and the neighborhoods north of Highway 98. Beachfront homes on Scenic Gulf Drive, in Frangista Beach and Seascape pick up salt film within weeks and do better every month or two. Most people have the inside glass done once a year.
Can you get into Sandestin?
Yes. We are a regular vendor at the Sandestin gates and in Emerald Bay and Tops’l. Add us to your gate list or give us the procedure when you book and we take care of the rest.
Can you remove sprinkler spots from the golf-course side of the house?
In most cases, yes. Mineral spots from irrigation overspray need a dedicated treatment rather than regular cleaning. Tell us about them on the quote form and we will look at them on the first visit.
