What 30A does to a window
Santa Rosa Beach covers a lot of ground: the beach communities strung along Scenic Highway 30A, the newer neighborhoods along Highway 98 and Highway 393, and the bayfront on the north side. Along 30A the Gulf breeze comes straight in, and the big south-facing windows and screened porches of WaterColor, Seaside, Seagrove and Blue Mountain Beach are coated in a salt haze within a few weeks of a clean. The coastal dune lakes at Grayton, Western Lake and Eastern Lake add a second kind of moisture that keeps the glass near them damp most of the year.
Away from the beach the problem changes. Homes north of 98, in Point Washington, Hammock Bay and along Mack Bayou, sit under pines and live oaks and get a heavy pollen drop every March and April, and the shade keeps the north-facing glass green with mildew in the shoulder seasons. Irrigation on well water leaves hard mineral spots on the lower panes. Everywhere in Santa Rosa Beach the sugar-sand dust gets into the tracks and screens, and in the summer rental season the sliders get opened and closed enough that the tracks fill with sand quickly.

How often should windows be cleaned on 30A?
Gulf-front homes on 30A pick up salt film within weeks and do best every month or two. Homes a few streets back and north of Highway 98 are fine on a quarterly plan. Most people have the inside glass done once a year.
Do you work with rental management companies?
Yes. A lot of our 30A plans are on rental homes in WaterColor, Seaside, Seagrove and Blue Mountain Beach. Your property manager can be the contact for access and the text before each visit, and we work around the turnover calendar.
Can you clean the tall glass on three-story beach houses?
Yes. Most 30A beach houses have a third-floor tower or a wall of glass facing the Gulf, and we clean them with water-fed poles from the ground and ladders where needed. Tell us how many stories on the quote form so we bring the right equipment.
